Commercial Ice Management and Deicing in New Jersey
Clear Landscaping provides commercial ice management and deicing across Central and Northern New Jersey: anti-icing pre-treatment before the storm, granular and liquid deicing through it, and refreeze monitoring after. Backed by a large stock of bulk and bagged material and an extensive vendor network, and paired with commercial snow plowing and 24/7 weather monitoring.
Anti-Icing, Deicing, Refreeze Watch
Anti-icing applied before the event reduces the bond between snow and pavement, using a fraction of the material a comparable deicing approach needs. Granular and liquid deicing continues through the event and after the final plow pass. Then refreeze watch: melt water refreezes overnight, in shade lines, at downspouts and along curb cuts, so the site is inspected and re-treated.
Materials Matched to Pavement Temperature
Rock salt works down to roughly 15 degrees Fahrenheit; below that, dry granular product is too slow and liquid or blended chemistry is the answer. Magnesium chloride and calcium chloride work colder. Pavement temperature decides material and rate, and pavement often runs several degrees colder than the air above it.
We Don’t Run Out of Material
Bulk and bagged material held in volume before the season starts. High-capacity salt trucks — Godzilla, King Kong and Megatron. Granular and liquid deicing plus anti-icing pre-treatment. An extensive vendor network standing behind our own reserves, so we are far less likely to run short during a severe or extended New Jersey storm. More on material depth.

Ice Priorities by Property Type
Medical campuses: patient drop-offs, accessible routes, emergency lanes and valet areas, treated continuously. Retail: storefront walks, crosswalks and travel lanes. Class A office: entrance plazas, visitor parking and garage aprons before the early arrival wave. Industrial: dock aprons and truck courts, where refreeze under trailers is the recurring problem.
Pre-Treatment, Then Continuous Treatment
Anti-icing is the cheapest work of the whole storm because it prevents the problem instead of correcting it. It goes down before precipitation begins, so monitoring decides the window. From there, treatment runs in parallel with plowing rather than waiting for it to finish, and continues after the final pass.
Frequently Asked Questions
What is the difference between anti-icing and deicing?
Anti-icing goes down before precipitation to stop snow bonding to pavement. Deicing breaks loose accumulation that has already bonded. We use both.
Does salting guarantee ice-free pavement?
No. Deicing substantially reduces ice and improves traction, but no application guarantees ice-free conditions in every circumstance.
How much salt does a parking lot need?
It depends on pavement temperature, what remains after plowing and what is still forecast.
Do you treat before a storm starts?
Yes. Anti-icing pre-treatment is applied before the first inch.
Who watches for refreeze?
We do, as part of the post-storm inspection and through the following days when conditions call for it.
Will you run out of salt in a bad winter?
That is what the reserve and the vendor network exist to prevent.
